It scares me that if this will last a long time she will end up charging many thousands of dollars! I know you are in Canada and my experience is in Los Angeles but I'd there is some common ground. What you need to do is an Eviction based on cause, ie: he is doing Illegal things. Typical evictions in LA are about $ 1,000 flat fee if the tenant does not contest the eviction in court, running the paper work takes about 60 days if no contest. If the tenant does contest and you have to go to court the eviction company provides a lawyer at, say,$ 300-$ 400 an hour and the hearing takes about an hour ands anther 30 days or so to the time evict. If you really want the tenant out, you may need a decent lawyer to go over the points you have so you can insure the eviction.

In the US we pay a flat fee for an eviction, no matter how long it takes. The going rate here is 600 each. I think she is over charging.
